EDA (Erie Dock Apartments) is a completed high-rise Build-to-Rent development at Salford Quays, delivering several hundred contemporary apartments supported by a fully integrated mechanical and electrical infrastructure. Matic Building Services successfully delivered the residential MEP installation, providing robust, compliant and future-ready building services systems designed to support long-term resident comfort, safety and operational efficiency within a landmark waterfront scheme.
The completed residential scope included centralised domestic water services, apartment hot water generation, mechanical ventilation systems, full apartment electrical installations, and electric space heating, all installed, tested and commissioned in accordance with current regulations. Life safety was supported through residential sprinkler protection, fire detection, smoke ventilation, and essential electrical supplies, with all apartment systems fully coordinated with landlord and communal services. The delivery of EDA demonstrates Matic Building Services’ capability to complete complex, high-density residential MEP packages to a high-quality, operational standard within a premium Build-to-Rent environment.
As part of the completed EDA development, Matic Building Services delivered the mechanical and electrical installations to a range of commercial, landlord and shared support spaces, excluding dedicated sports and leisure facilities. These areas include reception and concierge zones, management and back-of-house accommodation, cycle storage facilities, plant rooms, circulation areas and shell-and-core retail units, all designed to support the smooth operation of a large-scale Build-to-Rent development.
The completed commercial MEP scope included landlord power and lighting, emergency lighting, small power installations, and mechanical ventilation to communal and support areas, alongside sprinkler protection, fire alarm systems, and smoke ventilation fully integrated with the wider life safety strategy. As part of the completed EDA development, Matic Building Services delivered a comprehensive centralised MEP engineering solution, installing and commissioning major mechanical, electrical and life safety plant to support the residential and commercial elements of this high-rise Build-to-Rent scheme. The engineering strategy was centred around dedicated plant rooms, risers and roof-level installations, ensuring resilience, maintainability and long-term operational efficiency across the building.
The completed engineering scope included central boosted cold water plant with sectional storage tanks and duty/standby booster pump sets, sprinkler pump installations, and wet riser systems designed and installed in accordance with current British Standards. Life safety engineering was supported by mechanical smoke ventilation systems serving common corridors and stair cores, as well as car park ventilation systems incorporating CO monitoring and high-temperature rated extract fans. Electrical engineering works comprised main LV distribution, essential life-safety power supplies, standby generation for critical systems, and integration of all major plant via a Building Management System, enabling centralised monitoring, control and optimisation. The successful delivery of this infrastructure demonstrates Matic Building Services’ expertise in executing complex, large-scale MEP engineering packages to a fully operational, completed standard.
