Leeds Urban Village (LuV) is a landmark regeneration scheme to the east of Marsh Lane, transforming a 3.8-acre brownfield site into a vibrant new mixed-use neighbourhood just outside Leeds city centre.
Delivering 1,012 new homes alongside a 1.13-acre public park and 18,000 sq ft of street-level commercial and amenity space, LuV will play a major role in Leeds’ eastward growth. With works now progressing from early site services into the main delivery phase, the project is laying the groundwork for a connected, community-led destination.
LuV is arranged across five residential blocks, varying in scale and form to create a strong sense of place and community. The homes will include a blend of Build to Rent, Open Market Sale, and Affordable mixed-tenure, supporting a wide range of residents and lifestyles. At the heart of the neighbourhood, the 1.13-acre public park will provide a green focal point for daily life, wellbeing and social interaction, while over 18,000 sq ft of ground-floor space will activate the streetscape with cafés, retail, co-working and resident amenities.
Site services are now being established to support safe, efficient construction activity and enable the next phases of development. Works include enabling power and water, installation of multiple main distribution units (MDUs), extensive SWA cabling, temporary and perimeter floodlighting, and mechanical services such as pipework, pumps and trace heating, creating a robust operational backbone for welfare, security, access and key site areas.
Matic has been appointed by Domis and Cole Waterhouse to deliver the full Mechanical and Electrical (MEP) package for the development. Mechanical works include above-ground drainage, cold water services, apartment and plant ventilation systems, full apartment plumbing, thermal insulation, BMS installation, and complete testing, commissioning and handover documentation to support a smooth transition into operation. Electrical works include low-voltage power distribution, sub-mains cabling, containment systems, communal lighting, small power installations, and external and street lighting, delivering a fully integrated, high-performance building services solution.
Life safety is embedded within the MEP scope, with delivery covering smoke ventilation, wet risers, and sprinkler installations across both residential and commercial areas. The electrical package also includes key life safety and emergency systems such as fire alarm, evacuation alert, disabled refuge provision, and emergency lighting, supporting a compliant, resilient environment for residents, visitors and building operators.
