Matic Building Services is delivering the mechanical, electrical and public health services for the St Michael’s development, a landmark mixed-use scheme in central Manchester combining luxury residences, a five-star W-branded hotel, premium office space and leisure facilities. The scale of the project demands a robust and resilient building services strategy, with centralised plant, extensive riser infrastructure and high-capacity life safety systems serving a high-rise environment.
The mechanical and public health scope includes full domestic water, drainage, heating and cooling services throughout the development, supported by central plant and distribution systems. Life safety water infrastructure incorporates multiple dedicated fire-fighting water storage tanks with a combined capacity in excess of 400 m³, supplying automatic sprinkler and wet riser systems across the building. Ventilation systems serve residential, hotel and commercial areas, with dedicated smoke control systems forming a critical part of the overall fire strategy.
Matic is also delivering the complete electrical infrastructure, including high-capacity LV switchboards, riser distribution and landlord networks serving all occupancies. The building is supported by standby power generation in excess of 450 kVA, providing resilient power to essential and life safety systems, including firefighting lifts, smoke extract, sprinkler and wet riser pumps. Together, these systems ensure the development operates safely, efficiently and reliably, supporting long-term performance for this world-class mixed-use destination.
