The development is designed to provide safe, efficient and high-quality living environments while supporting long-term operational performance.
Within the apartments, Matic’s scope includes boosted cold water distribution, unvented hot water cylinders, MVHR systems, full electrical installations, electric heating, domestic fire detection, and residential sprinkler protection, all installed, tested and commissioned to current British Standards . Communal and landlord systems include smoke control, wet risers, car park ventilation, BMS integration, emergency lighting, access control, CCTV, EV charging infrastructure and a 47kWp solar PV array, reinforcing the scheme’s safety, sustainability and future-ready credentials .

In addition, Matic is delivering sprinkler protection, wet riser systems, fire alarm and security infrastructure, BMS integration, and solar PV connectivity, ensuring the amenity spaces operate efficiently, safely and in line with current regulations while supporting the long-term sustainability of the development .
Lumina Village features a substantial and highly coordinated centralised MEP infrastructure, with Matic Building Services delivering major plant installations to support the residential, commercial and life safety requirements of this large-scale mixed-use development. Core mechanical systems include boosted cold water plant with sectional storage tanks, duty/standby booster pump sets, communal ventilation and smoke control systems, wet risers, sprinkler pump sets, and car park ventilation, all designed and installed to relevant British Standards and fire strategies . The development is supported by dedicated plant rooms, risers and roof-level installations to ensure resilience, maintainability and operational efficiency.
The engineering scope also includes extensive life safety and environmental control plant, such as mechanical smoke ventilation shafts with duty/standby extract fans, CFD-modelled corridor smoke control systems, and a mechanically ventilated multi-level car park incorporating impulse fans, high-temperature extract fans rated to 300°C for two hours, CO monitoring and intelligent inverter control . Electrical infrastructure comprises Form 4 Type 2 LV switchboards, essential life safety distribution, landlord supplies, a 253kVA standby generator providing back-up power to critical systems, and a 47kWp roof-mounted solar PV array integrated into the building’s electrical network . All major plant is monitored and controlled via a BACnet-based Building Management System, enabling efficient operation, fault monitoring and long-term performance optimisation.
